The Role of an Elevator Consultant in a Modernization
April 1, 2024
This month Sam Robertson, Niall Duggan and Eric Fung delivered an informative Lunch & Learn in Vancouver on “The Role of an Elevator Consultant in a Modernization”…
Missed out? Don’t worry, we caught up with Niall to find out all you need to know about our role as an Elevator Consultant in a Modernization – we got you!
Niall, tells us, what is Elevator Modernization?
It is simply removing your old elevator or escalator and replacing it with a new one.
Got you – but why would you need a Consultant on a Modernization?
Elevator
Modernizations are not easy – we act as the Prime Construction Consultant on
behalf of the owner. We ensure the
correct scope of work is captured in the planning stages, then we tender bids
and negotiate a contract on your behalf with multiple trades. We ensure the correct permits and regulatory
requirements are met in construction and the service providers order the right
parts and organize labour in a timely manner.
We make sure the job is done to your satisfaction, on time and on budget
and then hand you a maintenance contract to ensure your new machinery is taken
care of going forward.
Makes total sense! So, when would you need an Elevator Modernization?
Typically, when the equipment reaches a 15 to 20-year lifespan, it is nearing the end of its functional life. If you are having multiple breakdowns and your equipment is regularly out of service, it is the machine telling you it may be time for a Modernization.
That’s good to know. But how do you plan for a Modernization?
The sooner you have a conversation with a GUNN expert, the sooner you will be able to start planning for both the financing and the shutdown time associated with the replacement work. The sooner that you understand the scope, the better prepared you will be! There are many technical decisions from what equipment to retain versus replace to how your elevator communicates with the fire panel in your building – make sure you get someone from GUNN involved!
Unfortunately, the original elevators and escalators will not outlast your building. GUNN’s Maintenance Management program can assist with a structured plan for your assets with a short- and long-term outlook. We can ensure that you have a view to how to navigate the next 20 to 30 years.
Now I know in my building, there’s a lot of fingers in the pie, how could we possibly choose a new interior from all the samples?
That’s where our Cab Interior Design team come in! From the initial kick off meeting they take care of all your interior design needs for your new elevator cab! They provide mood boards, samples, and renderings, to bring your new cab to life. Owners vote from just three designs that compliment the character of your building!
Thanks, Niall, you guys really do take care of everything! We’re lucky to have your expertise. If your based in Calgary, we will be hosting this Lunch & Learn in July – stay tuned!
